Primary market sales rose even with fewer new listings

More homes sold here even though fewer came to market. That tells you demand is still doing real work in this area.

The National Association of Realtors reported existing-home sales up 1.6% year to date through August 2026. That national lift helps explain why local buyers kept moving even with fewer fresh listings to choose from.

Not every part of the Primary market moved the same way. Some ZIP codes saw prices rise while others dipped a little. Speed and competition also varied a lot by neighborhood.

How each ZIP code performed

Here is what the Real Estate Data Aggregator counted for each ZIP code in the three months ending July 31, 2026.

Where homes sold fastest

Days on market tells you how long the typical home waited for a signed contract. The Real Estate Data Aggregator counted these medians for the three months ending July 31, 2026.

ZIP 27511 had a median of just 15 days. ZIP 27312 sat at 56 days, 21 days longer than the same period last year, according to the Real Estate Data Aggregator. That is a wide gap inside the same market.

Speed to contract in two weeks

The share of homes that went under contract within two weeks of listing shows where buyers moved quickly. The Real Estate Data Aggregator counted these figures for the three months ending July 31, 2026.

Homes sold above list price

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year through the second quarter of 2026. Locally, the picture depends on which ZIP code you are in.

Supply tells a different story in each ZIP

Months of supply measures how long it would take to sell every home currently listed, at today's pace. The National Association of Realtors put the national figure at 4.9 months, the highest level in over ten years. Here at home, the Real Estate Data Aggregator shows a wide range.

ZIP 27511 had just 2 months of supply. ZIP 27560 had 4.3 months, up 1.4 months from last year. Those two ZIP codes are telling very different stories right now.

What about mortgage rates?

Freddie Mac put the average 30-year fixed rate at 7.03% as of September 24, 2026. The 15-year fixed averaged 6.42% that same day. Rates at this level do slow some buyers down. But the Primary market still closed 1,813 sales in the three months ending July 31, 2026, according to the Real Estate Data Aggregator.
